Currently occupied by a large parking lot in Laval, the site is undergoing a major transformation. The master plan aims to redevelop this area into a comprehensive multi-residential neighborhood, centered around more than 1,100 housing units.
This transformation will give rise to five distinct micro-neighborhoods within the site, each defined by its location and relationship to the built or natural environment. Designed as a human-scale living environment, the project is based on a sustainable and inclusive approach. Landscaping will mitigate the effects of urban heat islands, integrating cool spaces, including water features, shade, and small plazas. At the same time, sustainable stormwater management measures, such as sponge fields, vegetated swales, and retention basins, are being implemented to combine climate resilience and quality of life.
A structuring pedestrian path will cross the site, connecting a series of courtyards and communal spaces dedicated to various uses—relaxation, games, urban agriculture, and community gatherings—thus promoting neighborhood life and the well-being of residents.
Always guided by the desire to strengthen the sense of community and belonging, the project includes an area dedicated to urban agriculture and the planting of fruit trees. Accessible to all, these facilities are designed as places for meeting, learning, and collaboration. Here, urban agriculture becomes a vehicle for social cohesion, promoting collective ownership of the living environment and the forging of intergenerational ties.
The entire project is designed as a fluid, green, and user-friendly route, combining active mobility, public spaces, urban agriculture, and relaxation areas. This redevelopment presents a unique opportunity to rethink a strategic site in the urban fabric of Laval by focusing on sustainable, peaceful urbanity that is deeply connected to nature.
